How much does an architect cost in Bangalore?
How architects in Bangalore charge, what a fee should cover from concept to site visits, what pushes it up or down, and six questions to compare quotes fairly.
By the Ensemblee studio

There is no single price for an architect in Bangalore, because there is no single job. A fee depends on what you ask the architect to do, how big and complex the building is, and how much of the work, from first sketch to the last site visit, is included. This guide explains how architects usually charge, what a fee should cover, and how to compare quotes fairly.
The three ways architects charge
1. A percentage of the construction cost. The most common model for full architectural services. The fee moves with the size and specification of the building, which is fair to both sides, but the final amount is only known once the construction cost is known. Ask how the construction cost will be calculated: on the estimate, the tender, or the final account.
2. A rate per square foot of built-up area. Simple to understand and easy to compare, so it is popular for homes and apartments. Check exactly which areas are counted (basements, balconies, terraces, parking) and whether interiors or landscape are included in the rate.
3. A fixed fee, paid in stages. One agreed amount for a defined scope, split across stages such as concept, approval drawings and construction drawings. You know the cost up front; in return the scope has to be written down clearly, because changes outside it are usually charged separately.
Many practices will suggest the model that suits a project rather than insist on one.
What a fee should cover
A full architectural service usually runs through these stages. When you compare quotes, check which of them each one includes:
- Concept design: understanding your brief and site, options, and a chosen direction.
- Design development: plans, sections, elevations and materials worked out in detail.
- Approval drawings: the drawings and documents for building plan approval from the Greater Bengaluru Authority (GBA, formerly BBMP), and coordination of the submission.
- Working drawings: the detailed construction drawings the contractor builds from.
- Tender support: help choosing a contractor and comparing their prices.
- Site visits: regular visits during construction to check the work matches the design.
A low quote often turns out to be a quote for only the first two or three stages.
What makes a fee higher or lower
- Size and complexity. A hospital, school or office has far more systems and rules to coordinate than a house of the same area.
- Interiors and landscape. Some architects include them; many price them separately.
- Engineering. Structural, electrical, plumbing and fire design are sometimes in the architect's fee and sometimes done by separate consultants.
- Site supervision. The number of site visits makes a real difference to the fee.
- Revisions and timeline. Rounds of changes after a stage is approved, and very short deadlines, both take more time.
Costs that are not the architect's fee
Budget separately for:
- Plan approval charges paid to the GBA and other authorities.
- Surveys and tests: site survey, soil test.
- Other consultants if they are not in the architect's scope.
- GST, which is added to professional fees.
- Extras such as 3D walkthrough films or physical models, if you want them.
How to compare quotes
Line the quotes up and ask each architect the same questions:
- Which stages are included, and which are extra?
- Are interiors, landscape and engineering in the fee?
- How many site visits are included?
- How many rounds of revision are included at each stage?
- How is the fee paid: by stage, by month, or by milestone?
- Who will actually design the project, and can you see their built work?
The last question matters most. Visit a finished building if you can: it tells you more than any fee table.
How we quote at Ensemblee
After a first conversation about your site, brief and budget, we send a written proposal that sets out the stages, what is included, the fee and how it is paid, so you can compare it fairly. If you are planning a project in Bangalore, tell us about your site or see our Bangalore studio.
